Roofing Sheets in Nairobi and Ruaka 2026 — Mabati Prices and Profile Guide

Corrugated mabati from KSh 850 per metre. Box profile from KSh 950. Which gauge and profile to choose — and how to calculate exactly what you need.

Choosing the wrong mabati is an expensive mistake. Too thin a gauge and you replace it in five years. Wrong profile and the roof leaks at every overlap. Buying from a town supplier when you are building in Ruaka or Nairobi North means paying for transport twice. This guide covers current roofing sheet prices, how to choose the right profile and gauge, how to calculate quantities, and where to buy near your site.

Corrugated vs Box Profile — Which Do You Need?

Corrugated Mabati

The traditional wave-profile sheet is the most affordable roofing option in Kenya. It works well on simple pitched roofs and is the standard choice for outbuildings, servant quarters, and budget residential builds. One disadvantage is that the overlap at each wave creates more potential leak points in low-pitch roofs. For pitches below 10 degrees, corrugated requires careful installation to prevent leaks at overlaps.

Box Profile (Versatile)

Box profile sheets have a rectangular rib running along the length of the sheet. They channel water more efficiently, span greater distances between purlins, and give a cleaner modern appearance. Box profile is now the dominant residential roofing sheet in Nairobi and Kiambu County. It costs slightly more than corrugated but performs better on most Nairobi North house designs where architects specify a low to medium pitch hip roof.

For a new house in Ruaka, Banana Hill, Runda, or Gigiri, box profile 0.47mm gauge is the most common specification. Call us on 0723 364 999 and we will advise based on your specific roof design.

Which Gauge Should You Use?

Gauge refers to the thickness of the steel sheet. In Kenya, roofing mabati is most commonly available in 0.30mm and 0.47mm gauge.

0.30mm gauge is the minimum specification for residential roofing. It is cost-effective but less rigid, more prone to denting, and has a shorter service life — typically 10 to 15 years in Kiambu County’s rainfall conditions.

0.47mm gauge is the recommended specification for any roof you want to last. It is significantly more rigid, handles high wind uplift better, and typically lasts 20 to 30 years with proper installation and a good paint finish. The price difference per square metre is small compared to the cost of replacing a roof.

How Many Roofing Sheets Do You Need?

Roofing sheets are sold and priced per running metre of length. To calculate your requirement:

  1. Measure your roof slopes. Each slope has a length (from ridge to eave) and a width. Length multiplied by width gives you the area of that slope in square metres.
  2. Add all slopes together for your total roof area.
  3. Divide by the effective cover width of your chosen sheet. Box profile cover width is typically 762mm or 900mm effective. Divide your total area by this to get the number of sheets.
  4. Add 10 percent for overlaps and cuts.

This calculation is easier to do with your actual drawings. Call us on 0723 364 999 with your roof dimensions and we will calculate the exact sheet count and total cost for you.
